Getting a mortgage shouldn’t feel like a Herculean effort. But let’s face it, the homebuying process these days can often feel like an endless series of hurdles designed to trip you up, catch you out and generally drive you up the wall. Never fear. At Clever Advice, we’re not ones to let mortgage hurdles get in our way. Our specialist mortgage advisers can spot a potential problem at 50 paces and are on hand to prevent your application from falling at the final hurdle. We’re big believers in good, old-fashioned service here at Clever Advice (think less Fawlty Towers, more Downton Abbey). We don’t just go through the motions, but tailor our services and solutions to your personal circumstances and specific needs. Just to be clear on expectations, we won’t be serving you champagne in antique glasses or delivering your correspondence on a silver platter. Not many of us own a tailcoat either, come to think of it. What we will be doing, though, is treating you with courtesy and respect, providing a bespoke service personalised to your unique requirements, and generally ensuring that you enjoy a seamless, elevated, and stress-free experience throughout the mortgage process. Applying for a mortgage is a bit of a juggling act. What with organising your finances, finding the best lenders and rates, putting together an application and keeping track of the whole process, there are more than a few balls to keep in the air. How long will it take for my mortgage application to be approved?

We’d answer, ‘How long is a piece of string?’ but that would be distinctly unhelpful, so we won’t. It’s true that there are quite a few factors that can significantly lengthen or shorten the approval process, but as a rule of thumb we’d say it usually takes two to six weeks to get a mortgage approved. 

What happens once I’ve had a mortgage offer?

First, you have a little victory dance. Has to happen. After that, your conveyancer will take over and complete all the legal work ahead of completion. Don’t worry though – we aren’t going anywhere just yet. We’ll keep you and your conveyancer updated throughout, and we’ll also help you out with any legal documentation or forms you need to fill in. 

I’m self-employed and I’ve only got one years’ worth of accounts. Can I still get a mortgage?

No worries. We have a number of lenders who will accept one years’ worth of accounts on a self-employed basis. As Bill Murray once said we’re simply awesome!
